I cannot say enough positive things about Valerie Bubnash with Berkshire Hathaway Home Services – Rancho Bernardo office. My wife passed away unexpectedly in early August 2023. I knew that I did not want to immediately downsize but in November I contacted Valerie who had assisted my neighbor in downsizing when her husband died several years earlier.Even though I was not looking to sell my house in Scripps Ranch and find another smaller house in San Diego county until the Spring of 2024, Valerie immediately started working with me. She recommended several resources throughout the process as well as provided me with emotional and positive support as the process often seemed overwhelming.In February Valerie encouraged me to start looking at neighborhoods where I might like to buy the new house. Again, her personal involvement in the process cannot be overstated. I provided her a list of my “needs” and “wants” and we frequently met to discuss the realistic expectations of selling and buying in today’s market.The marketing program provided by Berkshire Hathaway was spot on. In early April we placed the Scripps Ranch house on the market and after only one open house weekend we received two (2) offers just below the asking price which was over two (2) million dollars. The following Wednesday we accepted one of the offers. At the same time, we made an offer on a house in a 55 plus community in Rancho Bernardo which Valerie had personally thought would be a great match for me. This house had well over 80 percent of both my “needs and wants” list. It was a very hectic two (2) weeks but on Thursday, 1 May, we closed on the sale of my Scripps Ranch house and on Friday, 2 May, we closed on the purchase of the house in Rancho Bernardo. I do not know what “magic” Valerie did to make both these events happened but I know it was not easy.My family and I are extremely pleased with all of Valerie’s efforts in assisting me in moving forward. We now consider Valerie as part of our family and highly without any reservations recommend her to anyone considering selling or buying a house particularly if in conjunction with downsizing.

Valerie was PHENOMENAL during the sale of our house. She takes the initiative to get things moving quickly. She's very knowledgeable and patient (we had lots of questions). She's incredibly responsive whether it's via email, phone or text. Valerie even went the extra mile and made a "house call" when we had trouble with our computer. She is a dream to work with. If you’re looking for a realtor to help you sell your home you won’t find a more professional and capable realtors than Valerie Bubnash and her partner, Charlotte Young.I was apprehensive that such a large and complicated transaction would, of necessity, be very a time-consuming annoyance. I recently worked with Valerie to sell my parents’ San Diego home as my parents were relocating to senior living on the East Coast. We sold our home of 28 years to move.Valeria was awesome.With her advice we fixed up lots of little things on the house from 28 years of living there -- we painted the interior a neutral color, cleaned the garage and painted the interior and the garage doors, cleaned-up the landscaping and painted the retaining wall, moved out of the house and had it professionally cleaned. She then had the house 'staged' for showing. Before the open house she seeded the community with info about the house and created a color brochure with pictures and a list of improvements (new kitchen, re-done master bath, etc.). She then held the realtor tour and a weekend open house. On Monday we had multiple offers, by Wednesday we accepted an above listing offer. Valerie helped satisfy all the closing details and disclosures so that we closed the escrow in 21 days. A great job! She was always reachable and we did much by email and internet document signing.

My wife and I chose Valerie Bubnash and her team partner, Charlotte Young to sell our home, because we had met them at previous open houses in the neighborhood. We knew they knew this neighborhood in and out, and their market expertise was absolutely spot on. What we didn't know was how hard they would work and how expertly they would use their experience to make our home look much better than when we lived in it(!); that they--particularly Valerie as the primary agent--would help get rid of "junk" left at the house after the sale; that she would make sure all the complicated paperwork was done properly and with a minimum of hassle for us (it's still a lot though, what can you do?). Valerie was nothing short of amazing. She communicated with us often throughout the whole process of selling our home, keeping us informed and updated on everything. When we had some little projects to do in order to get our house ready to list, she was the first person to offer help - even doing some of the work herself! She recommend painters, termite companies, roofers, stagers - which saved us a ton of time (and money) having to find these companies on our own.
